Property conveyance is the process of legally transferring ownership of a legal title of real estate (property) from one person to another.

Oceania’s charges flat service fee for a seller and a buyer. A few questions will be asked so we have better understanding of your individual transaction. And provide a you with a better summary of statutory charges to be paid on your behalf.

Duty to Office of State Revenue and registration fee to Landgate are based on the purchase price… Depending on the suburb you buy in the enquiry fee to local shire varies from shire to shire… Buy a unit or apartment to confirm current strata levies an enquiry fee is paid to the Strata Company.

As licensed property settlement agent, Oceania ensures all conditions noted in a contract are followed up and met within the strict time frames. We liaise and co-ordinate settlement with all relevant parties involved in the transaction process. We facilitate shire and water rates adjustments between the parties and manage any arrears as required.

Oceania thoroughly manages settlement on behalf of their client to make sure the correct funds are handed over by the lender in exchange of the legal transfer of ownership.

Yes! We have experience in providing conveyancing services for all types of property transactions, including commercial and investment properties.

If you are buying a property, you are liable to pay stamp duty.Who pays stamp duty and when? Oceania will collect the duty from your bank on the day of settlement and pay the Office of State Revenue.

This depends on the due dates under the contract you sign; but typically, settlement can occur within 21 days after finance has been approved or the contract is signed.

Depending on the amount you are paying for the property the seller should accept between $1000 to $5000, but this is negotiable. In today’s climate a lot more real estate agents are asking for deposits between $5000 to $10,000.

This deposit will be held by the Real Estate Agent until settlement, in a non interest earning trust account.

Your bank will need 21 days from finance approval to ready themselves for settlement. If the lender is based in the eastern states you may need up to 28 days.

The contract should state your full legal name as per your birth certificate or passport, including any middle names. You want to sign a contract while your partner is away? You can act as their agent, state in the contract. Example Toni Ann Smith and Toni Ann Smith as Agent for Jerry Smith.

Buying a property for Superannuation Trust or Family Trust, the contract should state the full names of the trustees as per the Trust Deed prepared by a solicitor. Example: John Mathew Dodds & Marie Dodds as trustees for the Dodds Family Trust
